When a family relocating from Atlanta came to Chad, they had two non-negotiables: a home that could comfortably host 30 people for holidays and a structure built to handle whatever the Gulf throws at it. The answer was a Gold Fortified roof system, impact-rated windows throughout, and an open-plan great room that flows without interruption from the front door to the screened porch overlooking the backyard. The outdoor living space was designed as a true extension of the interior — not an afterthought — with a full summer kitchen, ceiling fans, and enough covered square footage to entertain in July.
Chad walked the lot three times before the design was finalized, because the grade had a four-foot fall from the front corner to the rear property line that had to be resolved before a single line was drawn. Getting the finished floor elevation right meant the porch drained properly, the garage floor sat level, and the landscaping didn't require a retaining wall that would have added cost and eaten into the rear yard. It's the kind of problem that doesn't show up in photos — but it's exactly the kind of thing that determines whether a home works or just looks good in them.
