When it did, they moved quickly — and they came to Chad with a clear picture of what they needed: a main house designed for the way a family with four kids and a bonus room actually lives, and a separate guest suite with its own entrance so the clients' aging parents could be nearby without anyone sacrificing privacy. The result is a 5,100 square foot home that reads as a single cohesive structure from the waterfront but functions as two distinct living environments inside.
The dock was engineered and permitted separately from the main structure, which required Chad to coordinate closely with a marine contractor throughout the project — a coordination layer most residential builders never encounter. The coastal permitting for the dock structure alone added nearly three months to the timeline, pushing the total build to 18 months. It was the right call: the dock was engineered to spec, the permits were clean, and the family moved in with everything done properly rather than cutting corners to hit an earlier date.
